Review all market data to determine target acquisitions
Conduct market evaluation and proforma analysis to assist with determination of an offering price
Prepare financial models utilizing Argus software
Coordinate and assist with purchase and sale contract negotiations and preparation
Prepare contract summary and due diligence checklist
Coordinate receipt of all due diligence documentation and track all critical performance dates, correspondence and contract amendments
Review plans and reports and conduct or coordinate inspections to determine condition of the property and required improvements to bring property to marketable condition
Coordinate required Phase I/II studies, hazardous materials evaluation and other documentation to ensure buyer’s environmental liabilities are minimized
Determine zoning and future development feasibility
Evaluate flood and seismic zone maps, geotechnical reports, topographical surveys
Coordinate with governmental agencies to obtain approvals or required zoning amendments
Review and evaluate preliminary title report and supporting documents, easements, CC&R’s and other restrictions or title exceptions
Evaluate existing ALTA survey or coordinate new ALTA as required
Analyze existing lease documents, estoppel certificates and prepare lease abstracts
Conduct financial review of tenant base
Conduct market evaluation and pre-marketing of vacant space
Coordinate required closing documentation, tenant estoppels and termination of service contracts
Review closing statements/prorations and coordinate funding
Coordinate orderly transition of documents and information to Property Manager
