Assist owner with marketing strategy, price recommendations and sale timing
Assist owner in negotiation with tenants who may be affected by the sale process due to purchase options, first rights of refusal or lease options
Review property for physical enhancements that may influence the sales price
Conduct thorough due diligence testing prior to marketing the project
Complete preparation of a professional sales package, flyers and other marketing materials
Provide appropriate professional distribution of the offering to qualified buyers and brokers
Follow up with buyers and brokers to determine their interest level, feedback on the offering and answer any questions
Be available for regular meetings, provide written status reports, market updates, and other sales activity information to owner
Coordinate all inspections and tours with prospective buyers and representing brokers
Create due diligence room for interested buyers to schedule time to review materials
Provide review and analysis of offers
Assist owner in negotiating contract items
Provide coordination with local title company
Obtain tenant estoppels
Review conditions of title and backup documents
Coordinate documentation required for closing with buyer, seller, title company and legal counsel to ensure all conditions are met for a timely closing
Pricing and/or completing repairs uncovered in property inspections
Work with buyer and his representatives to ensure understanding of zoning, general plan and other developmental issues
Notify tenants of sale and conduct turnover meetings with the buyer
